Construction unlocks your Player-Owned House (POH) - the ultimate utility hub! Train fast with mahogany tables (expensive) or cheap with oak larders, or play Mahogany Homes for slow but profitable training.

๐จ Buy Your First House
Purchase a house from Estate Agents in Varrock or Falador for 1,000 GP. Alternatively, complete the 'Daddy's Home' miniquest to get a free house and skip to level 8 Construction.
Your base home is located in Rimmington. Use 'Teleport to House' tablets from the Grand Exchange to get there easily.
Training Methods Overview
Traditional POH Training
Build and remove furniture repeatedly in your Player-Owned House. Fast XP but expensive with mahogany planks.
Mahogany Homes Minigame
Renovate NPC houses around Gielinor. Slower XP but much cheaper and rewards Construction outfit.
Budget Oak Method
Use oak planks instead of mahogany. Slower XP but saves massive amounts of GP (25M vs 68M to 84).
Un-noting Planks
Below 55 Construction: Keep your house in Rimmington and use noted planks on Phials in the general store (5 GP per plank to un-note).
55+ Construction: Hire a Demon Butler from Ardougne Servants Guild (requires 2 bedrooms with beds in your house). Use noted planks on the butler to un-note them.
Essential Runelite Plugins
1. Menu Entry Swapper
Native Runelite plugin. Hold SHIFT + right-click furniture hotspots to change left-click to 'Build' and 'Remove'. This eliminates right-clicking during training.
2. Construction QOL (Plugin Hub)
Allows you to remap menu inputs. For example, change mahogany table from '6' to '1' so you can spam the 1 key to build, remove, and talk to butler.
๐ Starting Off (Levels 1-52)
Levels 1-15: Regular Planks (Crude Chairs โ Wooden Bookcases)
Inventory: Hammer, saw, 86 regular planks (noted), 400 steel nails, cash
Method: Build 5 crude chairs in your parlour (1-4), then 19 wooden bookcases (4-15)
Planks needed: 86 regular planks
Time: ~5 minutes
Levels 15-33: Oak Furniture
Build a Workshop: 3 repair benches, then 12 crafting tables (15-22)
Build a Dining Room: 39 oak dining tables (22-31), then 10 carved oak dining tables (31-33)
Planks needed: 270 oak planks
Time: ~15 minutes
Levels 33-52: Oak Larders
Remove your parlour and build a kitchen in its place (rotate so larder is closest to portal)
Build 220 oak larders - this is your main training method until 52
Planks needed: 1,760 oak planks
XP Rate: 400K XP/hr
Time: ~30 minutes

Cost Warning
The mahogany method is EXPENSIVE. It costs approximately 68M GP to reach 84 Construction or 210M GP to reach 99 Construction. For a budget alternative, see the Oak Plank method below.
Levels 52-77: Mahogany Tables
Setup: Move your dining room close to house portal using house viewer
At 55 Construction: Hire a Demon Butler from Ardougne (requires 2 bedrooms with beds)
Training sequence:
- Build 2 mahogany tables (press 1 if using Construction QOL plugin)
- Use noted planks on butler (press 1)
- While waiting for butler, build 2 more tables
- Repeat!
Planks needed: 9,660 mahogany planks
XP Rate: 850K XP/hr
Time: ~2 hours
Levels 77-99: Gnome Benches
At 77 Construction, gnome benches offer slightly faster XP but are more click-intensive. Many players stick with mahogany tables instead.
Build in: Superior Garden
Ideal sequence:
- Build 1st gnome bench (hold 1)
- Build 2nd gnome bench (hold 1)
- Speak with butler (hold 1)
- Remove bench โ Build bench โ Remove bench โ Build bench โ Remove bench (all with 1 key)
Planks needed: 82,566 mahogany planks
XP Rate: up to 1M XP/hr
Time: ~12 hours

Massive Savings
The oak plank method costs approximately 25M GP to reach 84 Construction or 116M GP to reach 99 Construction. That's 40-45% cheaper than mahogany!
Levels 52-74: Oak Larders
Continue building oak larders in your kitchen until 74 Construction.
At 55: Hire a demon butler to save time, or continue using Phials to save money
Build 2,027 oak larders total from 52-74
Levels 74-99: Oak Dungeon Doors
Setup: Build a staircase in a quest/skill hall (set to "climb-down"), then build a dungeon underneath
Training: Build and remove oak dungeon doors in the door hotspot
Butler: Call your servant using house settings โ "call servant" option
More affordable but slower than mahogany method

Overview
Mahogany Homes is a Construction minigame where you renovate NPC houses around Gielinor. It's much cheaper than POH training and rewards you with the Carpenter's Outfit and other useful items.
How it works: Talk to Amy in Falador, get a contract, travel to the assigned house, repair furniture, return for rewards
Contracts tiers: Beginner, Adept, Expert, Master (unlocked at higher levels)
XP Rates: 50-80K XP/hr depending on contract tier
Cost: Very cheap - you only use planks for repairs, not building/removing

When to Use Mahogany Homes
Mahogany Homes is perfect for ironmen, budget accounts, or players who prefer engaging minigame content over repetitive clicking. It's significantly slower than POH methods but much more affordable.

Why Stop at 84?
Most players aim for 84 Construction instead of 99 because you can build a "Max House" with +7 boost from Crystal Saw (+3) and Spicy Stew (+5) or Cup of Tea (+3).
Key unlocks with boosts at 84 Construction:
- Ornate Jewellery Box (91 Con or 84+7): All jewelry teleports in one box
- Occult Altar (90 Con or 84+6): Switch spellbooks and prayers
- Ornate Rejuvenation Pool (90 Con or 84+6): Fully restores stats, run energy, prayer, spec
- Fairy Ring (85 Con or 84+1): Travel network in your POH

Should I do Mahogany Homes or POH training?
Mahogany Homes if you want slow but profitable training and don't mind the grind (300+ hours). POH training (oak/mahogany) if you want faster results and have the gold. Most players do POH training for speed, then use Mahogany Homes casually for the carpenter outfit and extra XP.
What level do I need for a max house?
84 Construction (base level) allows you to build everything important with boosts from Crystal Saw (+3) and Spicy Stew/Tea (+3-4). This includes Ornate Rejuvenation Pool, Occult Altar, Fairy Ring, Spirit Tree, and all portals. You don't need 99!
What is the demon butler and when should I hire one?
The demon butler is a servant you can hire at 50 Construction (requires Love Story quest). He fetches items (planks) from the bank, dramatically speeding up training. Costs 10K GP to hire and requires payment per trip, but essential for efficient POH training at 52+.
Do I need a crystal saw?
YES! The Crystal Saw gives +3 Construction boost (from Throne of Miscellania quest + partial completion of Making Friends with My Arm). Combined with Spicy Stew (+3-4 boost), you can reach 90-91 Construction from level 84 base, unlocking all max house features.
What's the best house setup?
A max house at 84 includes: Ornate Rejuvenation Pool, Occult Altar, Fairy Ring, Spirit Tree, and all teleport portals. This requires 84 Construction base level with +6-7 boosts from Crystal Saw and Spicy Stew/Tea. It serves as a complete hub for teleportation, restoration, and utility.
