We just shipped the biggest upgrade to our POH planning stack since the House Planner — the new OSRS House Builder is live. It's not a static image generator. It's an interactive, rule-aware editor that lets you place, rotate, validate, and share a full house before you buy a single plank.
It works as part of a four-tool workflow with the House Planner, Construction Guide, and Construction Calculator — so your plan is proven, buildable, and priced before you commit.
What's New: Interactive House Builder
The builder is designed for hands-on, fast, and practical account planning — not theory.
- Interactive grid building: Click to place, tap to rotate (R), and right-click to remove rooms directly on the layout grid. Doors snap automatically; invalid placements highlight in red.
- Drag placement mode: Hold and paint rooms across valid tiles — ideal for quickly filling a 4×4 max house or drafting a starter house in under a minute.
- Strict placement validation: Enforces floor support, garden/ground requirements, dungeon connectivity (staircases support upper floors), and level-aware restrictions (e.g., no Superior Garden at 5 Construction).
- Level-based limits: Applies room cap and dimension limits by your real Construction level. At 50 Construction you can't fake a 7×7 max grid — the builder enforces the 20-30 room caps Jagex sets.
- Preset templates: Includes practical starter routing (Portal Chamber → Chapel → Workshop path) and a max-house 4×4 preset with pre-rotated doors. Load in two clicks.
- Save + load: Browser-local persistence (localStorage) so your plan survives refreshes and browser restarts. No account needed.
- Shareable links: Encodes your exact build state in the URL. Send it to friends, clanmates, or your alt — they see your rotations and layout instantly.

How the New POH Workflow Fits Together (Don't Use Tools in Isolation)
The classic mistake is buying oak planks before you know your final layout. This suite fixes that by sequencing decisions:
- Choose your target layout in the House Planner. The planner shows proven, community-tested layouts ranked by utility — Portal Chamber placement, Chapel proximity, Workshop flow. Pick one by playstyle ( PvM, clue hunter, ironman ) and Construction level.
- Build and test interactively in the House Builder. Import the planner's concept or start from a preset, then rotate rooms, test door flow, and validate. The builder catches impossible placements the planner can't — like a bedroom blocking a garden.
- Pick your leveling route in the Construction Guide. The guide ranks oak larders (33) vs mahogany tables (52) vs Mahogany Homes (contract) vs flatpacks by XP/hr, cost, and click load. Choose by budget, not just speed.
- Price your path in the Construction Calculator. It pulls live GE plank prices and tells you exact planks needed, total GP, and time to your target level — from your current Construction to 83 (max house with boost) or 99.
Each tool answers one question: What layout? Is it buildable? How do I get the levels? What will it cost?
Why This Beats a Static Plan (Real Player Pitfalls)
Static layouts look great on Reddit, but execution stalls when your house doesn't match the image. Common failures we now prevent:
- Wrong door rotation — a bedroom door facing a wall blocks dungeon stairs. The builder's rotation preview shows this before you pay for the room.
- Garden on level 2 — gardens only work on ground floor; the builder rejects upper-floor gardens instantly.
- 30-room cap at 70 Construction — players hit 70 and wonder why they can't add the next room. The level-based limit counter in the builder shows
18/30 usedlive. - Ironman mistake tax — an ironman farming teaks for planks who builds the wrong chapel wastes 10K planks (20 hours). The shareable link lets a clanmate veto the plan in 30 seconds.
The result: Planner gives proven structure, builder turns structure into an editable, shareable plan, guide tells you which training route fits your click tolerance and budget, and calculator gives exact material and GP planning. No step asks you to guess.
Recommended Use Cases (Pick One and Ship It)
- Rebuilding at 84 Construction for max-house utility first. Hit 84 (or 83 + crystal saw boost) for the full 4×4 dungeon + Portal Nexus + Jewelry Box + Occult + Armour stand. The max preset loads instantly, then trim one room if you're at 83.
- Comparing two house concepts before buying planks. Draft a PvM house (Chapel → Portal → Workshop triangle) vs a clue house (Costume room heavy) side by side in two browser tabs — share both links to your clan Discord and let votes decide.
- Ironman progression planning. Ironmen can't buy mistakes back. Use the planner's ironman-friendly routing (Workshop early, Chapel late) plus the calculator's farming-based plank costs to map teak runs needed from Farming Timers.
- Sharing optimized layouts. Solo max houses are solved; duo ironman houses aren't. Paint your duo house, share the link to your partner, and both see the same rotations — no screenshot ping-pong.
Performance Notes
House Builder renders client-side with canvas + virtualized grid — it stays smooth at 30 rooms even on mid-range phones. Room validation runs on every placement, so you see red/green feedback in real time, not after you hit save.
If you load a max preset and see a red room, check your Construction level input first — the builder is enforcing Jagex's real room caps, not a bug.

What's Next?
Two presets ship today. If you want more — pure account 1×1 house, ironman-first Workshopless routes, or ultra-budget 2×2 starter houses — tell us which preset you'd use tomorrow and we'll ship the most requested set next. Feedback goes to the same GitHub that powers the calculator data, so turnaround is days, not months.

FAQ
What is the OSRS House Builder?
The OSRS House Builder is an interactive, rule-aware POH editor that lets you place, rotate, validate, and share a full house layout before buying any planks. It runs in your browser with no registration, works on mobile, and saves your plan locally.
Does the House Builder save my layout?
Yes. It uses browser-local persistence (localStorage), so your plan survives refreshes and browser restarts without an account. It also generates a shareable link that encodes your exact build state in the URL, letting you send it instantly to friends or clanmates.
How does the House Builder enforce Construction level limits?
The builder applies level-based limits, enforcing the 20-30 room caps Jagex sets and rejecting invalid placements. At 50 Construction you cannot fake a 7×7 max grid. If a max preset shows a red room, check your Construction level input first, as it is not a bug.
How does the House Builder fit into the POH workflow?
It is the second step of a four-tool workflow: choose a layout in the House Planner, build and validate it in the House Builder, pick a leveling route in the Construction Guide, then price it in the Construction Calculator. Each tool answers one planning question.
What presets does the House Builder include?
It ships with a practical starter routing preset (Portal Chamber → Chapel → Workshop path) and a max-house 4×4 preset with pre-rotated doors, both loading in two clicks. Drag placement mode can draft a starter house in under a minute.
Is the House Builder free and does it work on mobile?
Yes. The House Builder is completely free, requires no registration, and works on mobile. It renders client-side with a canvas and virtualized grid, staying smooth at 30 rooms even on mid-range phones, so you can plan anywhere with no download required.
